Pre-Purchase Plumbing Inspections
Buying a propery is one of the biggest financial commitments you can make and with Forensic Plumbing working alongside several of Australia's largest Insurance companies, we are always witness to so many first home buyers, familys and downsizers who have purchased their dream home only to find that they require a new bathroom renovation or major plumbing repairs in repairing or upgrading sewer and stormwater drains costing anywhere between $5,000 to over $100,000.
Sadly, we see too many home owners that have just moved into their new property to find that the sinks, showers and baths don't drain properly or they have water that fails to drain away when raining due to blocked or broken sewer and stormwater drains. More often than not, we also find that the drainage is inadequately undersized and the water cannot escape down the drains fast enough under Brisbane's heavy downfalls which can then lead to rising damp issues around your home.
The property you’re looking at could look fine on the surface, but have a long list of defects and issues that you can’t see. Defects and issues that could potentially cost you tens of thousands of dollars to fix. Forensic Plumbing can identify these risks for you before your contract becomes unconditional so you know what you are buying, before you buy. We understand that buying a home can be a difficult and emotional process and we treat every pre-purchase inspection the same way if we were personally buying the home.
Building and pest inspections don't identify most plumbing issues
Most people arrange for a building and pest inspection to be conducted on a prospective home prior to the purchasing contract going unconditional to identify any potential risks with the property. Unfortunately the building and pest inspectors miss majority of the plumbing issues as they are not qualified plumbers who know what to look for. They don't use CCTV cameras to check the stormwater and sewer drains and very few use moisture meters to alert them to a concealed water leak in bathrooms, laundries, kitchens and other wet areas.
In addition to obtaining a building and pest inspection, a pre-purchase plumbing inspection can provide peace of mind and help you make an informed decision when buying a home, potentially saving you from a financial nightmare.
Know what you are buying
Protecting yourself from unforeseen defects that could be very expensive to fix once you’ve purchased the property is vital. Our full, thorough and professional inspection of the property includes:
- Inspection of external defects that could cause dampness or timber decay both now & in the future
- Water pressure test to ensure there are no concealed leaks
- CCTV camera the sewer and stormwater drains to ensure they are clear and in good working order
- Check that there is sufficient surface water drainage and ensure it is clear from blockages and debris
- Check internal and external walls and floors for signs of dampness and mould
- Check under sink pipes and flexi hoses throughout the home to identify any that are at risk of bursting and flooding the home
- Check all cisterns, toilets, tapware, sinks and tubs internally and externally to make sure they are all correctly fixed and there are no leaks
- Check the roof for any broken or cracked tiles that could cause water to enter the home under rainfall
- Check all gutters and external stormwater pipes are clear of blockages and are in good working order
- Check that all stormwater pipes from the roof are connected into proper underground stormwater drains and not just onto the ground
- Check the hot water system to ensure it is in good working condition and not leaking
- Provide detailed inspection reports so you can make an informed decision on your property purchase
- Supply our recommendations for the most appropriate solution to fix any problems encountered
- Provide a fixed price quotation to help your negotiation process
